Rhyan Smith is a dedicated real estate professional with deep roots in Olympia. A proud graduate of Olympia High School, Rhyan has been married to his high school sweetheart, Kari, for 26 years. Together, they have four children—two boys and two girls—and a shared passion for fostering community and service in the South Sound.
Rhyan’s journey into real estate began almost two decades ago during a time of transition for his family. After moving back to Olympia to be closer to their extended family, Rhyan earned his real estate license as a way to support his family. Though his primary career for 26 years was in ministry and pastoral work—serving churches, leading Young Life, and focusing on helping people thrive—real estate always aligned with his passion for service.
“Transitioning full-time into real estate was a natural move for me after retiring from ministry,” Rhyan explains. “Helping people navigate big life decisions like buying or selling a home is deeply rewarding. It’s not just about finding a house; it’s about helping clients discover the perfect place to call home.”
In addition to his work in real estate, Rhyan and his wife own two Cutters Point Coffee locations and Home Instead, a home care business that provides support for seniors and post-surgery recovery patients. Everything Rhyan does is grounded in creating caring, community-oriented environments, reflecting his commitment to service.
Favorite Neighborhoods in Olympia
Rhyan’s favorite neighborhoods are those that hold a personal connection. Growing up in Olympia, he spent his childhood riding his bike through areas like Holiday Hills, Woodcrest, and Wedgewood, admiring the homes and dreaming about one day living there. Now, he gets to enjoy these neighborhoods firsthand with his own family.
“These areas are perfect for raising kids, walking dogs, and enjoying the outdoors,” he says. “They’re close to great schools, parks, and lakes. It’s a beautiful place to call home.” Rhyan’s family also loves Summit Lake, where they spend time at their Airbnb and enjoy life on the water.
Life Outside of Real Estate
When he’s not helping clients, Rhyan is busy with his family and community involvement. Coaching his kids’ sports teams has been a big part of his life, as has volunteering with organizations like TCYFL and Young Life. Rhyan also serves on the St. Martin’s School of Business Advisory Board, where he mentors young professionals and promotes entrepreneurship.
Rhyan and his family love traveling, spending time with their extended family, and enjoying Thurston County’s natural beauty. Whether it’s relaxing at Summit Lake or refereeing youth basketball games, Rhyan’s commitment to fostering relationships shines through in every aspect of his life.
Favorite Spots in Olympia
Rhyan’s favorite spots in Olympia showcase the city’s charm and natural beauty. “Taking a walk around Capitol Lake is one of the best ways to enjoy the area,” he shares. He also loves Budd Inlet’s waterfront near Anthony’s Hearthfire Grill, where the views and food are unbeatable. For a casual outing, Tugboat Annie’s is his go-to spot for nachos and great water views.

Giving back is a cornerstone of Rhyan’s life. He actively supports the Greene Giving Fund, Young Life, and several initiatives for low-income seniors, such as Home Instead’s "Be a Santa to a Senior." Rhyan also facilitated a golf tournament benefiting the Olympia Free Clinic, which provides free mental health services to those in need.
At Cutters Point Coffee, he partners with local churches to organize Christmas gift drives for children. Whether through volunteering, mentoring, or hosting events, Rhyan is deeply invested in making Thurston County a better place for everyone.
